Thinking of Moving? Three Things We Tell Our Own Friends First

Whenever a friend calls us up and asks, “Is now a good time to sell?”, we don’t immediately pull up charts or look at the latest national headlines. Instead, we start with their life. Real estate isn’t just about transaction volume or interest rate fluctuations; it’s about life transitions. Whether you’re upgrading because your family is growing, downsizing because the kids are off to college, or you’re just ready for a fresh start with a new view, your home needs to fit where you are now. If you’re starting to chew on the idea of making a move, here are the three things we tell our friends before they do anything else.

1. Your home is more than its ‘Zestimate’

We’ve all been there, you click on a real estate site, plug in your address, and see a computer-generated “home value” pop up. The problem? Algorithms don’t know that you put in a custom patio last summer or your kitchen renovation with custom cabinetry new in 2026, or that your neighbors are the best in the world! Online estimates are great for a quick glance, but they are just math. A real human touch and someone who knows the value of your local school district and the charm of your specific street and/or location is what actually helps you price your home correctly.

2. Timing is personal, not seasonal.

There is so much noise out there about the “perfect time” to list. The truth? The right time to sell is the day that makes the most sense for you and your family, not the day an arbitrary market index hits a peak. If selling right now aligns with your goals and your next chapter, then it’s a good time. If you’re rushing a move just because of a what the news media is saying, you might regret it later. Always prioritize your peace of mind over a generic market forecast.

3. Good help is local

When it’s time to move, you don’t just need a name on a sign. You need someone who can explain to a buyer why living here is special. You want someone who knows the difference between our local subdivisions, who can recommend the best contractors for those last-minute fixes, and who is actually going to be there to answer your texts when things get stressful. Ultimately, you want an advocate, not just an agent.
